I’m Dan Wright, MAI, CCIM, an independent real estate appraiser, based in Texas. My area of specialty focuses on the appraisal of real estate subject to eminent domain/condemnation acquisitions. I spent a large part of my career in the corporate sector up until 2014 managing, mentoring, and training many of my colleagues in this specialized profession. In May 2014, I decided to depart from the corporate realm to focus more personally on specialized appraisal assignments.

I bring unique expertise to appraisal assignments in Texas, covering diverse projects – from simple to complex. My work has included simple assignments such as water line easement acquisitions on land tracts or single-family homesites, to complex right of way acquisitions such as ones that bisect hotels, office towers, regional malls, billboards, cell towers, or even specialized property (i.e. sports stadium/venues). In complex cases, astute analytical skills are required to conceptualize solutions that address challenges created from issues such as a parking loss, landscaping loss, ordinance & deed restriction compliance, building setbacks, and/or driveway/access changes.

I hold a real estate appraisal and broker’s license in Texas, along with two duel respected designations, or the MAI1 and CCIM2. Few persons in this industry have these dual designations and the depth of knowledge and experience required for these. My role in this complex and highly specialized real estate appraisal field demands a blend of skill, expertise, impartiality, and detail. I am fluent in the intricate appraisal reporting methodologies, case law, and precedents that these assignments necessitate. During my career, it is estimated that I have testified in well over 500 cases (special commissioner hearing and jury trial cases).

1 – The MAI membership designation from the Appraisal Institute is held by professionals who provide a wide range of services on all types of real property related to providing opinions of value, evaluations, review, consulting, and advice on investment decisions, among other things. Property types may include commercial, industrial, agricultural, residential, and vacant land. The MAI designation has long been recognized by courts of law, government agencies, financial institutions, and investors as a mark of excellence in the field of real estate valuation and analysis.

2 – The CCIM (Certified Commercial Investment Member) Designation from the CCIM Institute is conferred upon commercial real estate leaders who have a proven record of success in the field and have demonstrated a mastery of financial, market, and investment analysis. CCIM Designees come from a variety of professional backgrounds including asset management, brokerage, banking, development, property management, law, and accounting.

30+ years experience as a Real Estate Appraiser and Broker

I earned my degree from the University of North Texas, graduating with honors in 1995. While at UNT, I began my journey into real estate, obtaining my Texas Real Estate Broker’s license. In 1996, I stepped into the corporate world and earned my Certified General Real Estate Appraiser license in the State of Texas. I continued to further my education and proudly received the MAI designation in August 2004 and the CCIM designation in April 2022.

I dedicated a significant part of my career to the corporate sector, from 1996 to May 2014. Throughout this period, I climbed the ranks and earned a partnership in a large national real estate firm, Integra Realty Resources DFW, LLP, in 2006 (which sold to JLL in 2015). As an appraiser and partner, I led project and personnel management of an eminent domain and litigation group within IRR DFW, LLP.

My contributions to the industry and community have been recognized multiple times. In May 2006, I was honored to be listed as one of the “40 under 40” by the Fort Worth Business Press, which salutes individuals who significantly contribute to the business climate in the Dallas/Fort Worth market. A year later, in April 2007, my alma mater, the University of North Texas, bestowed upon me the “Outstanding Alumnus” award, a yearly accolade reserved for three select UNT alumni.

I was further recognized in December 2013 as Professional of the Year by Chapter 36 of the International Right of Way Association (IRWA). In May 2014, I decided to depart from the corporate realm to focus more personally on specialized appraisal assignments.

Over the years, I’ve had the privilege of being a guest speaker and lecturer on valuation issues throughout Texas and other states. I am recognized and qualified in Texas State Courts as an expert on real estate valuation.

Outside of work, I enjoy spending time with my adult children and grandchildren and my wonderful partner, Patti. As a child, I spent countless hours on a bicycle exploring, or learning freestyle tricks. I believe this sense of adventure lends well to what I do…in that I am always curious about what is around the next corner. Today, I still enjoy riding both mountain bike and road bikes.
